We are an agricultural and commercial real estate appraisal firm located in central Missouri. Our team of appraisal experts provides professional real estate appraisals for farm and rural commercial properties in Missouri, Kansas, and Iowa. We serve the needs of farmers, investors, attorneys, accountants, conservation groups, developers, banks and other financial institutions.

Our Chief Appraiser has over 35-years of land and commercial real estate experience and is designated at the highest levels by the leading professional appraisal organizations carrying the unique combination of MAI with the Appraisal Institute and Accredited Rural Appraiser (ARA) with the American Society of Farm Managers and Rural Appraisers. The ARA and MAI designations have long been recognized by courts of law, government agencies, financial institutions, and investors as a mark of excellence in the field of real estate valuation and analysis.

Daniel Peery, ARA, MAI began analyzing real estate as a youngster playing in the rock-bottomed creeks of his family’s small, diversified farm in northwest Missouri. After helping in the family farming businesses, Dan obtained his real estate salesperson license in 1983. Upon double-majoring at the University of Missouri, Columbia in Agricultural Economics and Agronomy, Dan embarked upon his full-time career helping folks with their agricultural and commercial real estate needs.

Applying hands-on practical experience from active participation in a successful farming partnership cultivating about 1,200 acres of cropland located in the Missouri River and Moreau River bottoms near Jefferson City, Missouri with broad-based real estate experience including work as a Realty Specialist with the Missouri Department of Conservation, mortgage banking, real estate brokerage, property management, consulting, and appraisal yields a deep and wide breadth of experience in the primary practice areas of rural real estate including all types of rural and commercial properties in small communities.

How We Work

The farm real estate appraisal process is a complex one, but it can be broken down into a few key steps:

1. Identify the purpose of the appraisal or intended use of the appraisal report.

The first step is to determine what the appraisal is being used for. Is it for a loan, trust administration, for insurance purposes, a legal proceeding, or for estate planning? Are you considering selling the property or just curious? The purpose of the appraisal will affect the way it is conducted.

2. Gather information about the property.

Together we’ll gather information about the property, including its location, size, and condition. Are there any government land programs such as CRP (Conservation Reserve Program), WRP (Wetland Reserve Program) or FSA (Farm Service Agency) records? We’ll will also research the market value of similar properties in the area.

3. Perform the appraisal.

The appraiser will then perform an appraisal of the property. This will involve estimating the fair market value of the property.

4. Write the appraisal report.

The appraiser will write a report that summarizes their findings. The report will include the estimated fair market value of the property, as well as any other relevant information. Most farm appraisal reports are prepared in UAAR (Uniform Agricultural Appraisal Report) format, the preferred report format of most lenders and government agencies including FarmerMac.

5. Deliver the appraisal report.

We will electronically deliver the appraisal report to the client. The client can then use the report as they see fit.

The farm real estate appraisal process can be a complex one, but it is an important one. The appraisal report can be used to make important decisions about the property. Our accredited appraisal process instills speed, accuracy and confidence in the appraisal conclusions.
